A property’s valuation, or Estimated Home Value, is generated by a specialized computer program called an AVM, or automated valuation model, which assembles public property records and proprietary data. Automated Valuation Models* (AVM’s) are widely used valuation tools shown on many real estate websites, the most popularly known is Zillow’s Zestimate*. Realtor®’s Property Resource and other general public AVM’s uses public record data, typically 4-8 months behind the most current market trend. They are useful for general market trending but since they do not account for many of the unique details of each home or the changing market, they may not reflect what your home is actually worth and should not be relied upon for specific valuations for a home sale or refinance. If you are seriously considering listing your home, you will need a current comparative market analysis of your home from a licensed Realtor® who knows your market and can look at recent MLS activity to determine the recommended price for listing your home.
An AVM typically includes:
An indicative market value for many residential properties nationwide, 4-8 months behind current market trend
The tax assessor's indication of value, if available and varies by area
Information on a subject property and recent sales history
An AVM typically does not include:
Real-time comparable sales analysis of like properties
Unique details of each home that reflect price
Current changing market information
* Automated Valuation Models (AVM's) are best used for general market trending. Since data varies by location each valuation chart has an accuracy range. For example; Zillow shows that 56% of their valuations are within in a range 10% above or 10% below the actual. In today’s market, homes are typically selling within 5% of their asking price, on average, Zillow’s Zestimate will miss that level of accuracy more than 70% of the time. Resource: Zillow.com
